FOUNDATIONS

These are many of the comments that appear on typical inspection reports regarding foundations.

Garage apron fractured. Considerable loss of topsoil. What the heck is an apron?
Balcony concrete structure unstable. Movement of foundation indicated.
Significant break in brick wall indicates significant change in elevation of slab.
Movement of foundation indicated by mortar cracks in brick exterior wall.
Repetitive movement indicated by wide gap in mortar at exterior brick wall.
Portions of brick wall are out of plane, protruding horizontally.
Portions of brick corner separated and are badly misaligned at garage exterior.
Persistent movement of concrete slab in corner causing slope in floor.
Movement of structure indicated by patching of brick mortar above front bedroom window.
Movement of hip roof at garage exterior brick wall.
Patching of brick wall at exterior suggests movement of structure.
Patching of brick exterior at corner by garage overhead door suggests movement.
Movement of foundation indicated by separation in brick beneath balcony at patio.
Foundation movement indicated by separation in stucco above roof at fireplace chimney enclosure.
Corner of foundation broken off; gone.
Corner of foundation broken; fractured; not gone.
Corner of foundation broken; fractured; not gone but patched.
Plaster coating at concrete slab badly fractured.
Interior door badly misaligned; trimmed at top of door in attempt to align.
Separated brick wall at foundation.
Expansion joint in brick wall is not evidence of foundation movement.
Repetitive movement of structure indicated at front gable brick exterior.
Persistent, repetitive movement of structure is evident at brick exterior,corner.
Significant slope in garage interior floor suggests continual downward movement of building.
Continual seasonal movement indicated by patched mortar in brick exterior wall.
Indications of previous foundation repair noticed at exterior perimeter slab.
Concrete repair at front entrance is considered a temporary and cosmetic repair.
Post tension slab construction before foundation concrete is set in place.
Evidence of previous foundation repair noticed at garage apron.
Topsoil not yet compacted after recent foundation repairs.
Evidence of previous foundation repair noticed at front exterior at entrance.
Evidence of previous brick repair noticed at window sill.
Fracture in concrete slab noticed.

Extremely loose, sandy topsoil not adequate to support concrete structures.

Severe soil shrinkage evident. Threatens to adversely affect concrete slab.
Removal of topsoil is too radical. Level of topsoil is below original grade by builder.
Severe erosion; washing away of topsoil reveals under side of concrete slab.
Severe soil shrinkage evident under house. Threatens to adversely affect piers.
Disintegrating concrete pier under house is not properly supporting beam above.
Tear in sheet rock above interior door suggests recent stress caused by structural movement.
